This 23,000m² Brisbane Bayside site was acquired for $1.35million due to the ecology overlays, minor flood levels (categories 4 and 5), and zoning accuracy. Purchasing the site at such a competitive price provided us with multiple exit strategies, including an easily achievable four-lot subdivision thanks to the Emerging Communities zoning in the front 1,000m² section. Environmental Management: however, our research indicate that this classification primarily reflects flood storage requirements rather than biodiversity constraints. A flood assessment defined the areas that can be safely developed while preserving the overall floodplain capacity, directly influencing the subdivision design. Despite the environmental and flooding constraints, the project presents multiple profitable exit strategies, supported by a favourable flood analysis and a highly experienced delivery team capable of managing the site’s complexities.
