The Bracken Ridge project reflects a coordinated response to the infrastructure challenges that have long delayed housing delivery across multiple adjoining sites. Directly behind the Darragh St Project lies the even bigger Barrett St collective.

70 72 Barrett is in conjunction with Visions Homes which will see 15 lots and a new council road connecting into the Darragh St development. Meanwhile, 74-76 Barrett Street is a 12 Lot Body Corporate development sourced through Vision Homes and soley run by NSD. The core constraint has been the high cost and complexity of delivering essential stormwater and sewer infrastructure, which must be constructed upfront and in full to service the collective sites.

The quoted works were prohibitively expensive for any single development and not commercially viable without a shared solution. By working together under a collaborative delivery model and supported by existing planning approvals, the consortium has unlocked a shovel-ready pipeline in a high-demand corridor where housing supply is urgently needed. The project aligns with local and state government priorities for infill development, infrastructure coordination, and accelerating new housing in established urban areas.
