This 23,000m² Brisbane Bayside site was acquired for $1.35 million, representing an outstanding opportunity despite the presence of ecological overlays, minor flooding (Categories 4 and 5), and complex planning considerations.

Securing the property at such a competitive price created multiple development pathways from the outset. The front 1,000m² of the site is zoned Emerging Community, allowing for an achievable four-lot subdivision, while the balance of the land is zoned Environmental Management. Through detailed planning investigations, we identified that this zoning primarily reflects flood storage requirements rather than significant biodiversity constraints.

A comprehensive flood assessment was undertaken to identify the areas suitable for development while maintaining the site’s flood storage capacity. This assessment played a critical role in shaping the subdivision layout and ensuring the proposal aligns with planning requirements.

Despite the environmental and flooding constraints, the project demonstrates the value of thorough due diligence and strategic planning. With a favourable flood analysis and an experienced project delivery team, the site offers multiple viable and profitable exit strategies.
