Description

Heathwood occurred as two projects, one we initially purchased and then a neighbour’s site we acquired through having the initial site.

Initial site – 7 lot subdivision including keeping the original house on a 1-hectare lifestyle lot due to the zoning. The site had a combination of Low Density residential (LDR) and Environmental management (EM) zoning with large ecological overlays. The 7 lots were achieved through extending a council road into a cul-de-sac on our site.

2nd site – 10 lot subdivision under Community title. Again, the site had a combination of LDR and EM zoning and to achieve the yield we did we opted to utilise Community Title subdivision allowances with a 10m wide road.

Key points of project were:

  • Seeing the potential in the overlooked sites, Ecological overlays, mixed zoning, flooding issues and running sewage through neighbouring parkland and under water body to achieve connections.

 

  • Project was sold as Development Approved (DA) site as offer provided was just too good to refuse. Undertaken through JV and money partners.
